Bluebird Real Estate had an exciting year in Gunnison with record high sales, as well as the purchase of our new Main Street location and the addition of several top agents and new staff to our team!
The Gunnison market continued its growth from 2020 with a 26% increase in sales price in 2021 compared to the prior year, with an average sales price of over $493,000 for single family homes in the City of Gunnison for the first time. In addition to record-breaking single family home sales, Gunnison condo/townhome sales doubled in 2021, and Gunnison area land prices are up over 80% compared to last year with an average sales price of $280,000.
Many new projects are already underway in Gunnison with building continuing throughout the winter. A new library is under construction near the Van Tuyl trail and slated for completion in 2022. The Gunnison Rising mixed-use development broke ground on infrastructure and commercial projects, including the new regional Fed-Ex distribution facility. Multiple affordable housing projects were completed relieving some pressure on the housing shortage.
Overall, Gunnison County experienced immense growth during 2021, with the average single family home sales price surpassing $1,000,000 for the first time. With demand at all-time highs and inventory at all-time lows, we anticipate very strong sales for 2022, despite upcoming interest rate increases and inflation.
