Despite a modest year for snowfall and skier visits, the real estate market charges along with strong activity during the first quarter of 2018. Bluebird is pleased to report that our agents participated in three of the top seven residential sales in the north end of the Gunnison valley. Bluebird also sold the most expensive tract of land so far this year, the Granite Basin Ranch on a beautiful stretch of the East River.
Home sales prices are up again in every category and in every neighborhood:

CB Rural $1,222,500
CB South $ 580,000
The average time it takes to sell a residential property continues to drop. The current number is 214 days, or just over 7 months.
Condos are one of the hottest sectors with 21 sales already in Mt CB in the first quarter, with an average sales price of over $350,000. It is now common to see multiple offers on new condo listings.
Demand for land is at its highest levels in years, with 23 sales so far this year and average prices up almost 50% to nearly $305,000.
